***The inspections can take about an hour+ depending on the square footage, access, location and age.
***Payment Accepted: Zelle, Square Card Payment, Cash App.
***All Safety Standards will be followed with warning signs or cones.

General Inspection

Exterior

  • Roof covering, flashing, gutters, skylights and downspouts

  • Siding, trim, and exterior cladding

  • Windows and exterior doors (representative sample tested for operation and condition)

  • Decks, balconies, patios, porches, and railings

  • Driveways, walkways, grading and drainage adjacent to the building

  • Garage doors, safety sensors, and openers

Interior

  • Walls, ceilings, and floors for visible defects

  • Interior doors and windows (representative sample tested)

  • Stairs, handrails, and guardrails

  • Attic access, insulation, and ventilation

  • Crawlspace or basement (where accessible)

  • Washer/dryer Hookups present (washer/dryer Not Tested)

Bathrooms

  • Toilets (flushed for proper function and stability)

  • Sinks, faucets, and fixtures (checked for leaks and condition)

  • Bathtubs and showers (tested for operation and drainage)

  • Bathroom exhaust fans (tested for functionality and venting)

  • Functional water flow and drainage at each fixture

Kitchen

  • Built-in appliances:

    • Range / Cooktop & Oven (tested for basic operation)

    • Exhaust Fan / Vent Hood

    • Waste Disposal (Garbage Disposal) (tested for basic operation)

    • Dishwasher (run through a basic cycle)

    • Microwave (built-in units only) (tested for basic operation)

  • Sink, faucet, and plumbing connections

  • Cabinets and countertops (evaluated for condition and functionality)​

Plumbing

  • Main water supply shut-off location

  • Visible water supply lines and drain pipes

  • Functional flow and drainage at all tested fixtures

  • Water heater (type, age, and visible condition)

  • Visible gas fuel supply Lines and Main gas shut-off location.

Electrical

  • Main service panel and main shut-off location

  • Visible wiring, Circuit breakers and fuses

  • GFCI and AFCI outlets where required

  • A representative number of outlets, switches, light fixtures and ceiling fans.

Heating & Cooling

  • HVAC system operation (heating and cooling modes when possible)

  • Thermostats

  • Visible ductwork and filters

  • Vents and registers

Structural & Safety

  • Foundation (where accessible), foundation bolting, cripple wall bracing

  • Framing (visible portions in basement/attic/crawlspace)

  • Smoke and carbon monoxide detectors

  • Safety railings, guards, and egress windows (where applicable)

 

Pool-Spa

  • Adequate fencing

  • Water line

  • Barriers

  • Alarms

  • Decks

  • Cover

  • Physical Damage
